Bid Documents and Construction Drawings
We excel at creating interior layouts that will meet a Client's specific needs and producing construction plans, lighting design, electrical layouts, elevations and details, kitchen and bathroom plans, and finish schedules.
Our drawings are done on AutoCad and precisely locate interior walls, furniture, furnishings, cabinetry, outlets, fixtures, doors and windows. This also enables us to coordinate effectively with architects and engineers.

EXISTING CONDITIONS DRAWINGS
Existing Conditions drawings document what a space or house looks like before any planning and design occurs. It is a fully dimensioned plan indicating the locations of walls, doors, windows and any other structural information that needed to be used as a starting point.
When we start to create the new design, we ask the client many questions about what they have, what they want to keep, what they would like to see. This process is called "programming."
PRELIMINARY FURNITURE PLAN
Space Planning is the backbone of good interior design. Our initial preliminary layouts reflect the needs and "wish list" of the Client in the most logical and organized way possible.
Space planning determines how much furniture will fit comfortably, and addresses the relationships between rooms or areas. It also shows the preliminary locations of windows and doors, and becomes the basis for all other construction plans and drawings.
Schematic Design drawings use the preliminary furniture plan to indicate the proposed sizes of rooms and areas.
At this point, we become more specific about how the actual furniture pieces will fit so the Client has a better idea of what the finished home will look like.
A demo drawing shows what is going to be taken down, or DEMOLISHED, when construction starts. It is important for contractors so they can estimated the costs associated with this stage of the project.
They use it to calculate time, removal, and, if necessary, where temporary walls or closed off areas will need to be addressed.
The Construction drawing shows contractors, specifically carpenters, where walls are going to be built, and what dimensions they must hold. They include complete dimensions and notes so the details are clear.
This is called a PLAN view, where you are looking down into the space.
ELECTRICAL AND LIGHTING DESIGN
Based on the accepted layout and furniture plan, the lighting design is created and an electrical layout determined. We want to make sure that electrical outlets, switches, and lighting fixtures fall in the right places so there are no "draping wires" that show after the furniture is brought in and so that the lighting is specific to the furniture layout. We do not use generic grids in our design plans.
We also determine where and how the switching of the electrical fixtures will be, so that the lighting is controlled according to the ways that our clients will use their homes.
A Finish Plan shows what kind of materials are to be used and where they will be applied. This information includes:

STRUCTURE AND EXTERIOR DESIGN
Depending on the scope of work, we may recommend appropriate architects and/or structural engineers whose work will coordinate with our designs.
