DESIGN AND CONSTRUCTION DOCUMENTS

We excel at creating interior space plans that will meet a Client's specific needs.  We produce carpentry plans, lighting design, electrical layouts, kitchen and bathroom design, and finish schedules that are used to explain to contractors what their scope of work will be, and are used for bidding and construction. Our drawings are done on AutoCad and precisely locate interior walls, furniture, furnishings, cabinetry, fixtures, doors and windows.

 

We bring our understanding of interior space planning, design details, and furniture dimensions into the work, eliminating common problems that may be encountered during the work, such as no wall to locate furniture pieces or doors that collide into each other, often found when builders or even architects, who are trained differently, plan the interior of a home.

EXISTING CONDITIONS DRAWINGS

Existing Conditions drawings document what a space or house looks like before any planning and design occurs.  It is a fully dimensioned plan indicating the existing locations of walls, doors, windows and any other structural information that is a starting point.

PRELIMINARY SPACE PLAN

When we start to create the new design, we ask the client many questions about what they have, what they want to keep, what they would like to see.  This process is called "programming."

 

Our initial preliminary layouts are conceptual and reflect the needs and "wish list" of the Client in the most logical and organized way possible. This also determines how furniture will fit and addresses the relationships between rooms or areas.

SCHEMATIC DESIGN 

Schematic Design drawings refine the preliminary furniture plan to indicate the sizes of rooms and areas and the proposed locations of windows and doors. This becomes the basis for all other construction plans and drawings.  

 

At this point, we become more specific about how the actual furniture pieces will fit so the Client has a better idea of what the finished home will look like.

DEMO DRAWING

A Demo drawing shows what existing walls and structure are going to be taken down, or DEMOLISHED, when construction starts. It is important for contractors to get this information so they can estimate the costs associated with this stage of the project, and include time, removal of debris, and where temporary walls or closed off areas may need to be addressed.

CONSTRUCTION 

The Construction drawing shows contractors, specifically carpenters, where walls are going to be built.  It is completely dimensioned and notated so the details are clear.

 

A PLAN view shows the space as if you are looking down into it.

CONSTRUCTION/MILLWORK AND ELEVATIONS

An ELEVATION view shows an individual wall as if you are standing in front of it.  Elevations are usually needed to locate outlets, wall lighting (sconces), custom millwork details, and to define relative heights and locations of of design elements,

ELECTRICAL AND LIGHTING DESIGN

We want to make sure that electrical outlets, switches, and lighting fixtures fall in the right places so you have everything you need without "draping wires" that may show after the furniture is brought in. 

 

We also determine where and how the switching of the electrical fixtures will be, so that the lighting and fixtures are grouped and controlled according to the ways our clients want  use their homes.  

 

Lighting and electrical locations are specific to the furniture layout. We do not use generic grids in our lighting plans.

FINISH PLANS AND SCHEDULES

A Finish Plan shows what kind of materials are to be used and where they will be applied.  This information includes: 

  • Paint 

  • Tile 

  • Flooring

  • Trim type and finish

  • Door specifications

  • Hinges

  • Hardware,

  • Plumbing fixtures

STRUCTURE AND EXTERIOR DESIGN

Depending on the scope of work, we may collaborate with architects and/or engineers to coordinate their work with our designs.
